Dapa

Dapa is where nearly every Siargao journey begins. Sayak Airport, the island's only commercial airport, sits within the municipality, processing the 112,510 tourists who arrived in Q1 2025 alone. The port of Dapa handles ferry traffic from Surigao City, the mainland connection point. This dual-gateway function gives Dapa a logistics-hub character that distinguishes it from the surf-and-party atmosphere of General Luna to the south. The town center is an authentic Filipino municipality — a public market selling fresh catch and produce, a cluster of government offices, a Catholic church anchoring the plaza, and residential streets lined with modest concrete homes and corner sari-sari stores. The mangrove forests along Dapa's coast are part of the broader Del Carmen mangrove ecosystem (the largest in the Philippines), and the Dapa Mangrove Boardwalk offers a quieter, nature-focused experience for visitors who seek more than surf culture. There are no international restaurants or boutique hotels in Dapa's town center — dining is at local carinderias serving grilled fish, rice, and soup for PHP 50-100. For real estate investors, Dapa's proposition is a straightforward infrastructure play. The Sayak Airport terminal expansion — from 716 sqm to 1,531 sqm, with passenger handling growing from 200 to 750 — was groundbroken in August 2025 by the Department of Transportation. When completed, this will more than double the airport's throughput and inevitably create demand for hotels, restaurants, transport services, and commercial spaces near the airport. Current land prices of PHP 2,000-8,000/sqm are the lowest on Siargao's developed east coast, offering a significant discount to General Luna. The risk is timeline uncertainty — airport construction in the Philippines often experiences delays — and the fact that tourists currently have no reason to stay in Dapa rather than continuing to General Luna. Investors need either a long time horizon (3-5 years for the airport effect to materialize) or a specific use case (warehouse, logistics, staff housing) that capitalizes on Dapa's current function as a transit hub.
