Market Overview

Sweden combines a sophisticated services / tech economy with an exceptionally innovative startup scene (one of Europe's highest per-capita unicorn ratios). The property market is uniquely dominated by Bostadsraett (cooperative apartment ownership) in cities and freehold houses (villa) outside. The 2022-23 SEK weakness + Riksbank rate hikes triggered a 15% correction; market is now stabilising. Riksbank cut rates in 2024-25, supporting recovery.

Restrictions

No Nationality Restrictions on Property Ownership

Open

Sweden imposes no nationality-based restrictions on property purchase. EU, EEA, and non-EU foreign buyers all have full ownership rights identical to Swedish nationals. No prior approval, residency, or visa is required.

  • All nationalities welcome
  • No prior approval needed
  • Title registration via Lantmaeteriet (land registry)
  • Ownership does not grant residency

Bostadsraett (Cooperative Apartment) Ownership Model

Restrictive

Urban Swedish apartments are typically Bostadsraett -- a cooperative ownership structure where buyers own a share in the housing cooperative (Bostadsraettsfoerening) entitling them to occupy a specific apartment. Pure freehold apartments (aegarlaegenhet) are rare. The cooperative's board can vet buyers and reject buyers in some cases.

  • Bostadsraett (cooperative) dominant urban apartment model
  • Buyer owns share + right to occupy, not the apartment itself
  • Monthly avgift (cooperative fee) covers maintenance / loans
  • Board approval typically required for new members
  • Foreigners can buy but board may require Swedish bank account, references

Short-Term Let (Airbnb) Regulations

Restrictive

Stockholm, Gothenburg, Malmoe have tightened short-term let rules. Bostadsraett associations can prohibit short-term lets in bylaws (very common). Even for freehold properties, frequent short-term renting may classify as commercial activity requiring permits.

  • Most Bostadsraett associations prohibit short-term lets in bylaws
  • Subletting longer-term requires board permission (initially 1-2 years)
  • Stockholm cracking down on Airbnb in residential bostadsraett
  • Freehold villa: more freedom for short-term let
  • Tax authority distinguishes 'hobby' from 'commercial' rental activity
